About Arabian Ranches
Arabian Ranches is a freehold Emaar villa community launched in 2002 (Gulf News). It has an 18-hole golf course and sits next to the Dubai Polo & Equestrian Club.
Emaar followed it with Arabian Ranches II and Arabian Ranches III. Arabian Ranches III, unveiled in February 2019, is a gated townhouse neighbourhood with a central park of over 30,000 sq m, a 4 km boulevard, a lazy river and a direct link to the 86 km Al Qudra Cycling Track.

Buying in Arabian Ranches
- Homes in the original Arabian Ranches are mostly resale villas, while Arabian Ranches III offers newer 3- and 4-bedroom townhouses. Ask us which clusters are still selling from Emaar.
- Foreign buyers can own freehold in Dubai's designated freehold areas. We confirm every unit's title and status with the Dubai Land Department before you pay anything.
- Budget for the one-off 4% Dubai Land Department transfer fee. It is a purchase cost, not a yearly tax.
- Homes worth AED 2 million or more can qualify for the UAE 10-year Golden Visa, off-plan included. The authorities make the final decision.
Renting in Arabian Ranches
- Bayut's H1 2026 report placed Arabian Ranches second for luxury villa rentals, with rents up 12.7%. In Q3 2026, Savills reported Arabian Ranches 3 rents down 15% year on year, so rents differ a lot between the three neighbourhoods.
- Every Dubai lease is registered on Ejari.
- Rent increases at renewal follow the RERA rental index, so check the official calculator before you agree a new rent.
Investing in Arabian Ranches
- Long-standing family demand for villas. Rents moved in different directions across the three neighbourhoods in 2026, so we model each unit separately.
- Individuals' rental income from UAE property is outside UAE Corporate Tax (Cabinet Decision No. 49 of 2023), and there is no annual property tax.
