About Downtown Dubai
Downtown Dubai is Emaar's 500-acre flagship community, a freehold mixed-use district built around Burj Khalifa, which rises over 800 metres, with The Dubai Mall and Dubai Opera on either side.
Emaar describes its neighbourhoods, including the Opera District, Burj Plaza and Sheikh Mohammed bin Rashid Boulevard, as home to tens of thousands of residents, with hotels, shops, parks, lakes and fountains between the towers.

Buying in Downtown Dubai
- Most of Downtown is built and ready, so most buyers choose between ready apartments, with a smaller number of newer towers. Ask us which projects are still selling from the developers.
- Foreign buyers can own freehold in Dubai's designated freehold areas. We confirm every unit's title and status with the Dubai Land Department before you pay anything.
- Budget for the one-off 4% Dubai Land Department transfer fee. It is a purchase cost, not a yearly tax.
- Homes worth AED 2 million or more can qualify for the UAE 10-year Golden Visa, off-plan included. The authorities make the final decision.
Renting in Downtown Dubai
- Bayut's H1 2026 report named Downtown Dubai among the areas offering more competitive rents for tenants looking at premium locations. Ask us for available apartments.
- Every Dubai lease is registered on Ejari.
- Rent increases at renewal follow the RERA rental index, so check the official calculator before you agree a new rent.
