About Palm Jebel Ali
Palm Jebel Ali is a Nakheel (Dubai Holding Real Estate) island destination spanning seven islands and 16 fronds, with 120 km of coastline and more than 90 km of beachfront. It is planned in line with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33.
Homes on the residential fronds come in two villa collections, the Beach Collection and the Coral Collection, each in several architectural styles. In August 2026 Nakheel reported villa construction on all 12 residential fronds: 544 villas on Fronds A to F, and 728 villas on Fronds K to P already in the finishing stage.

Buying in Palm Jebel Ali
- In August 2026 Nakheel released 44 beachfront villas on Frond F, which it described as one of the final chances to buy a new villa on the residential fronds. Ask us what is still available from the developer.
- Foreign buyers can own freehold in Dubai's designated freehold areas. We confirm every unit's title and status with the Dubai Land Department before you pay anything.
- Budget for the one-off 4% Dubai Land Department transfer fee. It is a purchase cost, not a yearly tax.
- Homes worth AED 2 million or more can qualify for the UAE 10-year Golden Visa, off-plan included. The authorities make the final decision.
Renting in Palm Jebel Ali
- The first homes are still being completed. Ask us about handover timing before planning to rent.
- Every Dubai lease is registered on Ejari.
- Rent increases at renewal follow the RERA rental index, so check the official calculator before you agree a new rent.
Investing in Palm Jebel Ali
